Our Home Addition Design & Build Process
There are 3 basic steps to the completion of a first floor addition.
To finish right you have to start right. We listen to what you want and then work with you step by step to deliver your first floor addition on time and on budget.
1. Discuss your ideas with an expert.
It all starts with an informal and obligation-free consultation. Our Design Consultants are there to listen and establish your requirements and expectations, and to offer guidance and advice. By the end of the consultation, you will better understand what is achievable and how much it is likely to cost.
Once the scope of the work is agreed, we prepare a Proposal for the works along with detailed sketch plans of the design. The consultant will discuss any charges with you in advance and only proceed on your approval. (Note: The fee for this service varies based on the scope of work required and is payable directly to the Design Consultant).

2. Plans and approvals.
Upon your acceptance of our Proposal, we prepare detailed plans and arrange for an Engineer to certify that the existing structure will support the new work. Then once you have approved the plans, we submit documentation to your local council and other authorities, and arrange all the necessary approvals and inspections.
Cape Cod use the standard standard HIA NSW Residential Building Contract for RENOVATIONS & ADDITIONS, and provide a fully itemised specification of your project. Everything will be spelt out in detail so there are no hidden extra costs and no unpleasant surprises.
3. Construction.
Before construction begins, we meet with you onsite to explain what occurs during the building process. Your construction supervisor is an experienced project manager and your personal building advisor. He will ensure that construction stays on track and that any difficulties are resolved without delay. During construction we offer a 24 hour, 7 days a week service hotline to assist you in case of any emergency.
