A beautifully presented cottage in Sydney's west was looking for an extra bedroom and recreation room to match its existing features - namely, raked ceilings, timber floors and an emphasis on outdoor living. The completed addition met all of the client's requirements, with the build completed in less than 12 weeks, 4 weeks ahead of schedule. The design fits seamlessly to the left side, avoiding too much disruption to the existing raked ceilings whilst providing ideal positioning for the staircase. With a small reduction in space and a simple re-position of the bedroom door, no rooms were lost. The deck to the front, with gable, complements the existing facade and softens the street view.

This attractive first floor addition shows that spaciousness, quality and a pleasant appearance can all be achieved at an affordable price. The additional family space provided consists of 2 bedrooms, each with walk-in robes and shower room, a large sitting area, deck and a large linen cupboard. Clever placement of the stair position has minimised the loss of amenity downstairs.

This first floor addition looks like it has always been part of the original house, and is achieved through its symmetrical design and by raising the existing garage to the level of the extension floor, then re-pitching the garage roof to match the existing roof line of the house. The addition and recessed deck blend in well with the existing house and provide symmetry with the roof skirting the new first floor.
The existing entry was opened up and stairs located in the space occupied by a cupboard and wall, resulting in no loss of existing rooms in the ground floor. Upstairs, the design has created good flow to the Recreation area and privacy to the 3 large bedrooms and bathroom. Energy efficiency is achieved through use of self-insulating external wall material (texture-coated, reinforced polystyrene), wide eaves and ceiling & roof insulation. Other design considerations included providing ventilation from the South and maximising light.
